Depending on your site and project requirements, you’ll either proceed with a Development Application (DA) through your local council or a Section 68 application for a manufactured home under the Local Government Act. We’ll guide you through the process or connect you with trusted professionals once your project is confirmed.

Your application is reviewed by council or the certifier. This process usually takes 4 to 8 weeks, depending on the complexity of your site, whether overlays are involved, and local processing times. During this time, they’ll assess the performance reports and other documentation we’ve prepared.

Once approved, we’ll schedule the delivery of your expandable home. Installation is fast and usually completed within 1 to 2 days, depending on the access and ground conditions. After installation, the certifier may conduct a final inspection if required.

Expandable Home Council Approval Process
At Expandable Homes, we understand that navigating council approvals can be overwhelming—especially when it comes to alternative and innovative housing solutions like ours. That’s why we’ve developed a clear and supportive process to help you move forward with confidence.
1
Initial Consultation
We start with a consultation to review your site location, intended use of the expandable home (e.g. granny flat or primary residence), and determine if council approval is required. Once you provide the property location, we’ll provide an initial eligibility assessment within 3 business days.
2
Eligibility Assessment
Once commitment is established, our independent planning consultant will be in touch to provide a formal quote and begin the application process. Throughout this stage, we’ll continue working closely with you to refine the design as needed.
You can find complete process breakdown and included support here.

Site Assessment & Documents
We use performance-based testing instead of the prescriptive NCC pathway. This means we work with engineers and consultants to prove that your home is just as safe and compliant—through technical reports, structural certifications, wind and footing assessments, and other supporting documents.
